Fairfield County does not have county wide zoning, instead zoning regulations are adopted by the individual townships, cities and villages in accordance with the Ohio Revised Code.  Eleven of the county's thirteen unincorporated townships have adopted zoning, as well, as many cities and villages located within the county.

Official zoning maps and regulations are maintained by the individual political subdivisions. Contact the zoning inspector for information on zoning districts, permitted uses, parking and lot requirements, sign regulations and other specific questions regarding zoning. Some of the zoning resolutions are available on the web; check our web links page for links to the political subdivisions.

The Regional Planning Commission recommends to the township zoning commissions on proposed zoning resolutions and amendments to those resolutions, in accordance with Chapter 519 of the Ohio Revised Code.

Rezoning of Property

The Fairfield County Regional Planning Commission (FCRPC) makes recommendations on property rezoning requests to the individual townships. Property owners who wish to have their property rezoned should contact the appropriate township for information on application procedures. Clear Creek and Madison Township do not have zoning in effect at this time. The township will send the completed application to Regional Planning for review. Applications are sent to the FCRPC meetings based upon the schedule set under rezoning application deadlines. FCRPC staff will present a report to the Regional Planning Commission. The Regional Planning Commission will then vote on whether to recommend that the proposed zoning amendment be approved, disapproved, or modified as explained in the report. Per Ohio Revised Code Section 519.12 the township shall consider the FCRPC recommendation at the public hearing held by the township zoning commission.
