Major subdivisions

Major subdivisions are the division of land which involve more than five (5) lots or the opening, widening, or extension of streets, or the establishment of new easements. The major subdivision review process is outlined in the Fairfield County Subdivision Regulations manual, which is available for review or purchase in the Regional Planning office

Minor Subdivision (Lot Splits) Procedures  

Minor subdivisions are the division of land which do not involve the opening, widening, or extension of streets, or the establishment of new easements, and involve no more than five (5) lots.   Below are the procedures for lot splits:

 

SUBDIVISION ( LOT SPLIT ) RECOMMENDATIONS
FOR PARCELS RANGING FROM
30,000 SQUARE FEET TO 5.01 ACRES

1.     COUNTY ENGINEER/ODOT - Prior to submitting to the RPC you must have approval from the Fairfield County Engineer's Office or (ODOT, if the road frontage is on a state highway) for access.  NOTE: THE FAIRFIELD COUNTY ENGINEER 'S OFFICE AND OR ODOT WILL DO A PRELIMINARY REVIEW OF YOUR PROPOSED SPLIT .  AT THE TIME OF SUBMITTING TO THE RPC THE BLUE FORM APPLICATION MUST HAVE BEEN SIGNED BY THE COUNTY ENGINEER 'S OFFICE OR A LETTER OF APPROVAL FROM ODOT.

  2.    FAIRFIELD COUNTY UTILITIES DEPARTMENT (Third Floor of the County Court House) - A preliminary review form must be completed by the Utilities Department to determine if public water and sewer are available.  A copy of the signed form must be attached to the application (blue form).  If it is determined public water and sewer are not available proceed to the County Health Department.  The County Utilities Department review forms may be obtained from the Regional Planning Office or Utilities Department.

  3.    COUNTY HEALTH DEPARTMENT - Prior to submitting to the RPC, Health Department approval is required.  The Fairfield County Health Department is located on State Route 37 across from Ohio University-Lancaster.  The Health Department will do a preliminary review.  NOTE:  THE HEALTH DEPARTMENT MUST ALSO SIGN THE BLUE FORM APPLICATION.

  4.    SURVEY- The survey must be done by a certified surveyor.  Your surveyor will provide you a certified survey drawing and legal description.

  5.    DEED -  A deed must be submitted and include the Grantor (seller) and Grantee (buyer).  Without this information your subdivision will be denied.

  6.    GIS CENTER (MAPROOM) - Located in the County Courthouse 1st Floor.  You must have your survey drawing, legal description, and deed to be issued a Blue Form Application.  NOTE: LEGAL DESCRIPTION AND SURVEY MUST BE THE ORIGINAL, SIGNED IN INK BY THE SURVEYOR.  PHOTO OR FAXED COPIES WILL NOT BE ACCEPTED.

 7.  REGIONAL PLANNING -  Located in the County Courthouse 1st Floor.  The RPC Office requires the survey drawing, legal description, deed, and the Blue Form Application with all required signatures.  There is a one-hundred twenty five ($125.00) dollar fee for the subdivision (lot split).

 

 

SUBDIVISION (LOT SPLIT) RECOMMENDATIONS
FOR PARCELS GREATER THAN 5.01 ACRES

  5.   REGIONAL PLANNING COMMISSION - Located in the County Courthouse 1st Floor.  The RPC Office requires the survey drawing, legal description, deed, and the Blue Form Application with all the required signatures.  There is a one-hundred twenty five ($125.00) dollar fee for the subdivision (lot split).

  *Per the Fairfield County Subdivision Regulations Health Department Approval is not required to approve lot splits greater than 5.01 acres.  However, it is recommended that if the parcel is intended to be used as a building site that a preliminary review is done by the Fairfield County Utilities Department for the availability of public water and sewer.  If public water and sewer are not available proceed to the County Health Department prior to your survey to determine if a well and septic system may be placed on the site.

SUBDIVISION ( LOT SPLIT ) RECOMMENDATIONS
FOR PARCELS BEING TIED TO EXISTING PARCELS

1. SURVEY - Must be done by a Certified Surveyor.  Your surveyor will issue you a certified survey drawing and a legal description.

 2. DEED - A deed must be prepared and include the Grantor (seller) and Grantee (buyer).  The following legal paragraph must be on the deed:

       “This parcel shall not be utilized as a separate building site until approved by the existing planning agency with platting authority over the area.  Unless such approval is obtained, this parcel shall be used in conjunction with the parcel recorded in Volume                     Page     Deed Records, Parcel No.         Fairfield County , Ohio (marginal notation required).”

 Without this information your subdivision will be denied.

 3.  GIS CENTER - County Courthouse , lst floor.  You must have your survey drawing, legal description, and deed to be issued the blue form.

 4.  REGIONAL PLANNING COMMISSION - County Courthouse , 1st Floor.  The RPC office requires the survey drawing, legal description, the deed, and the blue form for approval.  There is a one-hundred twenty five ($125.00) dollar fee for the subdivision (lot split).
